Most of a tune-up's noise reduction comes from lubrication, and its value comes from putting the lubricant where it belongs. Hinge pins, steel roller bearings, spring coils, the bearing plates at the torsion shaft ends and the lock all get a silicone- or lithium-based garage door lubricant. The tracks do not; a coated track collects grit and makes rollers slide rather than roll. Nylon tires stay dry too, though an exposed nylon-roller bearing gets a touch where its maker calls for it. Rubber seals get a silicone spray and never a petroleum product. Done this way, the door runs quieter and the parts last longer.

Rollers in their track
Rollers and track are read together. The technician looks at the wear pattern on the rollers, checks whether steel rollers have gone out of round and whether nylon ones are chipped, and confirms that each roller sits fully in the track with its stem seated in the hinge. The vertical tracks are checked for plumb and for the small gap that should exist between the roller and the track wall, since a track that has been pulled tight against the door makes the rollers drag. The curved and horizontal sections are inspected for dents, loose hangers and the grit that accumulates at the bend. A clean, straight track with rolling rollers is what a smooth door is made of.
Rollers and hinges that have earned attention
Sometimes the inspection finds a roller with a flat spot, a bearing that grinds even when lubricated, or a hinge with a cracked knuckle, and these are the small parts that make a door loud and rough. Where the customer agrees, a worn roller or hinge on the middle sections can be changed during the visit: the door is clamped to the track so it cannot move, the hinge is unbolted, the roller stem is drawn out and the new part goes in with fresh fasteners. Rollers at the bottom section stay with the tension-bearing hardware and are handled separately. Even a single replaced roller can remove the loudest sound in the cycle.
Care between visits
A tuned door stays tuned longer with a little attention from you. Every few months, put a small amount of the same silicone- or lithium-based garage door lubricant on the hinge pins and roller bearings and work the door a few times. Wipe the tracks clean and leave them dry. Keep the photo-eye lenses clear of dust and cobwebs, and keep bins and bicycles from leaning on their brackets. Rinse the door and the lower hardware after winter and treat the seals with silicone spray. Listen once a month as the door runs; a new sound is easier to address early. Anything to do with springs, cables or bottom brackets is left for the technician.

Condition of rollers and hinges
Worn rollers or a cracked hinge found during inspection can be replaced on the spot if you choose, and each replaced part is listed as its own line on the quote.
Upgrades you choose on the day
Quieter nylon rollers, a new bottom seal profile, a keypad or a battery backup for the opener are options some customers add while the technician is there, each priced as a separate line.
Balance findings

QuestionsMy door has a lock bar. Should it be used with an opener?
Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. If you want a manual lock for holidays, the technician can show you how to use it safely with the opener unplugged.
Is a tune-up worthwhile on a door that seems to work fine?
Yes, because a garage door wears quietly. Hinge pins run dry long before they squeal, screws back out a turn at a time, springs lose tension by degrees and sensors drift. A yearly tune-up keeps the door in the condition its maker intended, catches a fraying cable or a cracked hinge while it is a small job, and confirms the safety reversal is doing its work. It is the same logic as an oil change on a car that is still running.
Which lubricant is right for a garage door?
A silicone-based or white lithium garage door lubricant, sold for the purpose. Penetrating oils and general sprays are thin, attract dust and are gone in weeks; heavy grease traps grit. For the rubber bottom seal and weatherstrip, use only a silicone spray, since petroleum products attack rubber and make it brittle. Nylon rollers with sealed bearings need no lubricant, while ones with an exposed bearing can need a touch where their own maker calls for it. A small amount on each point, worked in by moving the door, is enough.
